Terms of use details
This notice was written by the team building the site, from what the site actually does. It has not been reviewed by a lawyer and it has not been checked against the Sultanate of Oman’s Personal Data Protection Law or against any other statute. It must be reviewed and, where necessary, replaced before this site goes live.
It is published in this state deliberately. An accurate description of what the site does is more use to a reader — and to the lawyer who reviews it — than boilerplate copied from another company’s website.
Who this site belongs to
This site is published by Alwalaa Real Estate LLC, Mazoun Street, Al Mawalih South, Seeb, Muscat, P.C. 135, Sultanate of Oman.
What Alwalaa is
Alwalaa Real Estate LLC is a brokerage. We introduce buyers to developers and to owners. We are not the seller of any property shown here, we are not the developer, and we do not hold the title to anything on this site.
Nothing here is an offer
No page on this site is an offer, a reservation, an option or a contract, and nothing on it can be accepted so as to form one. Listings are invitations to enquire. A binding agreement arises only from documents signed with the seller or the developer.
Prices, availability and plans
Prices, availability, payment schedules, specifications and completion dates belong to the developer or the owner. They change, sometimes without notice to us. Every figure on this site is the figure we held when the page was built. Prices are quoted in Omani rials; conversions to other currencies are shown for orientation only, at an indicative rate stated beside them, and are not a quotation.
Listing data
Every count, range and split on this site is computed from Alwalaa’s own list of 61 homes. Where a listing does not carry a figure — an area, a bathroom count, a photograph — the site shows the gap rather than estimating it. We do not warrant that a developer’s own data is accurate, only that we have reproduced it as received.
Imagery
Photographs and renders are supplied by developers and may differ from the delivered property. Renders are not a representation of what will be built. The fuller statement is in the disclaimer.
Enquiries you send us
By sending an enquiry you confirm the details you give are your own and that you are content to be contacted about it. What we do with those details is set out in the privacy notice. Do not send confidential documents, identification or payment details through any form on this site.

Links to WhatsApp, Google Maps, OpenStreetMap and social platforms lead to services we do not control and are not responsible for.
Intellectual property
The Alwalaa name, mark and lockup belong to Alwalaa Real Estate LLC. Developer marks shown on the developers page belong to their owners and appear to identify the partner. Property photography belongs to the developers who supplied it.
Availability
This is a pre-launch build. We do not promise that it is available, complete or free of error.
Advice
Nothing on this site is legal, tax, immigration or investment advice. Take independent advice in Oman before you commit to anything. That applies to the residency page above all.
Still to be settled
- The commercial registration number and the brokerage licence number, which should appear on this page and in the footer.
- Governing law and the forum for disputes.
- Limitation of liability, drafted to what Omani law permits.
- The complaints route, and any regulator a complaint may be escalated to.
- Whether commission is payable by a buyer in any circumstance, and if so on what basis.
