AIDA sits at Yiti, on the cliffs east of Muscat, and it is the least uniform thing we sell. Alwalaa currently lists 8 homes here. The cheapest and the dearest of them are both freehold, both at AIDA, and one costs 23 times the other. Anyone who quotes you “a price at AIDA” has not told you anything yet.
Every figure below is computed from those 8 listings when the page loads, out of the 61 homes Alwalaa represents. Where a listing publishes nothing, nothing is printed for it.
AIDA in numbers
4 apartments, 3 villas, 1 townhouse. Asking prices run OMR 93,000 – 2,102,856, and the build stages are 6 off-plan, 2 status not stated. Internal areas, where a listing states one, run 59.9 m² to 386.3 m².
The widest price gap on our books
A factor of 23 separates the cheapest home we list here — OMR 93,000 for an apartment at The Great Escape — from the dearest, at OMR 2,102,856 in AIDA OCEANA by DarGlobal. That is the largest internal spread of any community on our books, and it is the clearest signal on this page that “AIDA” is not one product.
One community name, 4 named sub-communities, and a factor of 23 between the ends of the list.
The sub-communities are the product
AIDA is sold as named schemes rather than as one development, and the scheme is what sets the price. These are the ones that appear in our current stock — no others are named in our records, and we have not added any.
| Sub-community | What is in it | Asking price, OMR |
|---|---|---|
| AIDA OCEANA by DarGlobal | 2 villas | 1,716,771 – 2,102,856 |
| Marriott Residence AIDA | 2 apartments | 207,273 – 422,630 |
| Amour Sans Détour | 1 townhouse | 171,329 |
| The Great Escape | 1 apartment | 93,000 |
| No sub-community named | 1 villa, 1 apartment | 716,027 – 922,430 |
The names in that first column are the ones the developer uses and the ones our records carry — AIDA OCEANA by DarGlobal, Marriott Residence AIDA, Amour Sans Détour and The Great Escape. Ask which one you are being quoted on before you compare anything to anything.
Villas and apartments do not meet in the middle
3 of the 8 are villas and 4 are apartments. The two do not overlap on price at all: the cheapest villa here is OMR 922,430 and the dearest apartment is OMR 716,027. There is nothing in between on our books, so the choice between the two is not a choice at the margin — it is a different budget.
The same split shows up per square metre. This is computable for 6 of the 8 listings — the other 2 publish no area — and it is the single most useful column on this page.
| Home | Area | Asking price, OMR | Per m², OMR |
|---|---|---|---|
| Apartment, The Great Escape | 59.9 m² | 93,000 | 1,553 |
| Townhouse, Amour Sans Détour | 104 m² | 171,329 | 1,648 |
| Apartment, Marriott Residence AIDA | 97 m² | 207,273 | 2,138 |
| Apartment, Marriott Residence AIDA | 194.5 m² | 422,630 | 2,173 |
| Villa, AIDA OCEANA by DarGlobal | 315.7 m² | 1,716,771 | 5,438 |
| Villa, AIDA OCEANA by DarGlobal | 386.3 m² | 2,102,856 | 5,444 |
Read down the last column rather than the third. Two homes with similar asking prices can sit a long way apart per metre, and at AIDA the difference is not noise — it is which scheme you are buying into.
Sea and golf, as the listings themselves put it
Outlook is what AIDA sells, and it is also the easiest thing on a page like this to overstate. So we have counted rather than characterised. 6 of the 8 listings mention the sea in their own title or description, and 4 mention golf. The other 2 say nothing about a sea outlook, and we have not inferred one for them.
A stated outlook is a claim in the developer’s copy, not a survey. If the view is why you are buying, ask for the unit’s orientation and floor level in writing and go and stand in it before you commit. That is true of every home in this community, including the ones whose titles say “sea view” in capital letters.
What 8 listings can and cannot tell you
This is a small sample, and small samples are honest only when they say so. With this few listings our figures describe our own inventory and nothing wider — they are not a market survey of Yiti.
- 2 of the 8 publish no internal area and 2 state no bathroom count. Those homes are absent from the per-metre table above rather than estimated into it.
- 2 of the 8 state a handover expectation — “Handover: Dec 2028”. For the rest we hold no stated delivery date at all. Ask for one per unit, in writing.
- Most of this is not built yet. The build stages across the 8 are 6 off-plan, 2 status not stated, so for most of them the photograph is developer render and floor-plate material rather than a room you can walk into.
Where the value sits today
On this data, the entry point and the top of the list at AIDA are barely the same purchase. The cheapest is an apartment at OMR 93,000 in The Great Escape; the dearest is a villa at OMR 2,102,856 in AIDA OCEANA by DarGlobal. Both are freehold, both are at Yiti, and they are not competing for the same buyer.
The useful question is not “is AIDA good value”. It is which sub-community, at what price per metre, at what stated handover — three things this page can give you for each of our 8 listings, and which nobody can give you for the community as a whole.
Freehold title here can also make a buyer eligible to apply for residency. Eligibility is decided by the Royal Oman Police, not by the developer and not by us; what that means is set out here.

Figures on this page are computed from the 8 AIDA listings inside Alwalaa’s 61 live listings, and change as the list changes. Prices are the developer’s or owner’s asking prices in Omani rials and are indicative. Nothing here is investment, tax or legal advice.
