Investor visa or property residency — which route fits you

Understand property ownership and the residency questions to ask.

  • 7 min read

Two long-stay routes into Oman come up in almost every conversation we have with a foreign buyer, and they get run together constantly. This piece separates them, states exactly what owning a freehold home here does and does not do for you, and is candid about the one of the two we are not in a position to describe.

Nothing here is legal or immigration advice, and every procedural statement below is the one already set out on our ownership and residency page. The only figures are computed from our own 61 live listings.

Only one of the two routes is ours to describe

Alwalaa advises on freehold property inside Oman’s designated developments. The route we can speak to is the one that follows from owning one: buying a freehold home in one of these developments can make the owner eligible to apply for residency.

The other route people mean when they say “investor visa” is not a property transaction, and we do not publish anything about it — not a threshold, not a timeline, not a list of qualifying activities. We could write a confident paragraph about it this afternoon. It would be an estate agent’s paragraph about immigration law, which is exactly the kind of paragraph that gets people to commit money on bad information. For that route, ask an Omani lawyer or the relevant ministry directly.

If you want a route that does not depend on buying property, the honest answer from us is that we are the wrong people to ask.

What owning a qualifying home actually gives you

Three things follow from the phrase “eligible to apply”, and all three matter more than anything else on this page.

  • Eligibility is not a grant. Owning the property lets you apply. It does not issue anything. The application is assessed and decided by the Royal Oman Police — not by the developer, and not by us.
  • It is tied to continued ownership. The route exists because you own the property. If the property is sold, the basis for the residency goes with it.
  • There is a value threshold. Eligibility is assessed against the value of the property, among other things. We do not publish a figure for it, because we cannot point you at a source we are confident is current.

It is a route to apply for residency while you own a qualifying home. It is not permanent residency, it is not citizenship, and nobody at this company will describe it as “lifetime”. Anyone who does is telling you something they cannot know.

The threshold, and why there is no number on this page

This is the question every buyer asks first, and the one we deliberately leave unanswered. A threshold applies. We do not state a figure for it. Thresholds are set by the authorities rather than by us, they change, and a stale number on an estate agent’s website is precisely how somebody commits to a purchase that does not do what they bought it to do.

Anyone quoting you a precise threshold should be asked where it comes from. If the answer is a blog post, it is not an answer. If it is a current official source, take it — and then use the table below yourself.

Where our 61 homes sit, so you can do the arithmetic yourself

We will not tell you which of our listings clear a threshold, because we do not publish the threshold. What we can do is show you the whole distribution, so that the moment you have a figure from a source you trust, you can read the answer off this table. Asking prices across all 8 communities run from OMR 44,363 to OMR 2,102,856.

Alwalaa’s 61 live listings by asking price. The bands are the site’s own budget filters, not eligibility thresholds.
Asking priceHomesShare of the list
Under OMR 75,0001016%
OMR 75,000 – 150,0002643%
OMR 150,000 – 300,0001525%
OMR 300,000 – 600,00058%
Over OMR 600,00058%

Note what that distribution does to the question. The gap between the cheapest and the dearest home on our books is a factor of 47. A threshold placed anywhere inside that range divides our own inventory very differently depending on where it falls, which is another way of saying that a threshold quoted to you casually is not a small detail to get wrong.

What 42 of our own listings say — and what that is worth

42 of the 61 listings we carry mention residency somewhere in the developer’s own copy. We have left that copy as the developer wrote it, and you should read it for what it is: marketing material describing a route, not a decision on your file.

Eligibility, duration and renewal are decided by the Royal Oman Police against the property value and the buyer’s own circumstances. Treat a residency line in a listing as a strong indication to be confirmed on your own facts — never as a guarantee attached to the unit. The 19 listings that say nothing about it are not thereby disqualified from anything; they simply have quieter copy.

Which route fits you — the three questions that settle it

  1. Would you want this home if the application failed? Decide on the property first. It has to be right whether or not the residency application succeeds. If the answer is no, the route is choosing your home for you, and that is the wrong way round.
  2. Have you asked, in writing, about the specific unit? Tell us which home you are looking at and we will put the eligibility question to the developer’s legal team in writing and pass their answer on to you unedited. We will not tell you that you qualify — nobody at an estate agency can.
  3. Have you taken independent legal advice in Oman? Before you sign. Nothing on this site, including this article, is legal or immigration advice.

If you answered those three and the property still stands up on its own terms, the ownership route fits you as well as it fits anybody. If the residency is the entire reason for the purchase, speak to a lawyer before you speak to us.

What we deliberately do not state

Not on the residency page, and not here: a threshold figure, a processing time, a renewal period, a fee schedule or a dependents policy. Every one of those is set by the authorities rather than by us, and not one of them can be sourced to something current we are confident in. The blanks are the honest part of this article. When we can publish those figures with the official source they came from and the date we took them, we will publish them that way or not at all.

The full ownership and residency page

Figures on this page are computed from Alwalaa’s 61 live listings across 8 freehold communities — OMR 44,363 – 2,102,856 — and change as the list changes. Prices are the developer’s or owner’s asking prices in Omani rials and are indicative. Nothing here is investment, tax, legal or immigration advice.
